Some 投資家s are instead looking abroad to find ways of 基金ing their 退職 with a 'buy-to-holiday-let' 投資.

Driven by lower 購入(する) prices, greater 税金 利益s and often cheaper upkeep, they are also looking for some 柔軟性 to enjoy their overseas 所有物/資産/財産 themselves ? without the onerous 規定s of long-称する,呼ぶ/期間/用語 lets.

Buying in the 権利 場所 and taking the 権利 advice is 重要な. Choosing one of the three most visited countries in the world is a good start if you are looking to bank on tourist 賃貸しのs ? so consider フラン, Spain and the 部隊d 明言する/公表するs ? but steer (疑いを)晴らす of cities taking 増加するing 対策 to curtail the spread of short-称する,呼ぶ/期間/用語 lets.

ーに関して/ーの点でs of 税金 利益s and its プロの/賛成の-観光旅行,事業 mentality, Florida is hard to (警官の)巡回区域,受持ち区域.

The 明言する/公表する's 記録,記録的な/記録する-breaking 訪問者 numbers and year-一連の会議、交渉/完成する 需要・要求する can produce occupancy levels hard to 最高の,を越す anywhere else.

Zoe Attwood of realtor Homes of America says: 'Davenport, Kissimmee and Clermont are hot 位置/汚点/見つけ出すs for holiday 賃貸しのs. Typically a four to five-bedroom home goes for $375,000 to $525,000 [£285,000 to £400,000], within half an hour of Disney. Good 所有物/資産/財産s see a return on 投資 of eight to 10 per cent.'

As an 早期に retiree with the zest for a new 事業/計画(する), Diane Mulligan from 郡 負かす/撃墜する, Northern Ireland, fits Ms Attwood's UK 買い手 profile and after 購入(する)ing a 郊外住宅 in Davenport in 2023, she then bought another a year later to help 融通する repeat guests.

The year-一連の会議、交渉/完成する 控訴,上告 of the area (North America n retirees or 'snowbirds' rent for a few weeks during the winter, UK families the 残り/休憩(する) of the year and even cheerleaders competing in 地元の events) means that Diane is already taking bookings for 早期に 2027.

'Repeat 商売/仕事 is 特に 広大な/多数の/重要な so I realised I should try to replicate my 郊外住宅 with a second one nearby,' says Diane, a former civil servant who has two sons in their 30s.

'I used to own buy-to-let 所有物/資産/財産s in the 1980s in Bangor, 郡 負かす/撃墜する, and 所有物/資産/財産 can be such a 広大な/多数の/重要な 投資 compared to 貯金.

'The advantage of Florida is that there is so much to do, no language 障壁 and still 広大な/多数の/重要な value. Buying costs are only five per cent of the 購入(する) price, though 利益/興味 率s are high on mortgages [8.5 per cent for foreign 買い手s].'

所有物/資産/財産 prices are also rising in Orlando ? up four per cent in the past year, によれば real 広い地所 marketplace Zillow.

Diane's first four bedroom 所有物/資産/財産 has two master 控訴s (favoured by two families) three bathrooms, a games room in the 変えるd garage and a pool. It rents for £150 per night (経由で dianesvilla.com).

Her second four bedroom 郊外住宅 is on a ゴルフ 訴える手段/行楽地, Highlands Reserve, in Davenport.

A 'spreadsheet queen', she keeps a keen 注目する,もくろむ on 維持/整備 costs ? these tend to be high in Florida, 特に 保険.

Diane 支払う/賃金s $2,750 per year for each 所有物/資産/財産 and says having a new roof lowers the 賞与金s.

On 最高の,を越す of a small mortgage, she 支払う/賃金s $120 a month for pool きれいにする, $80 for wi-fi, $300 to $400 for electricity and $120 for water per 郊外住宅.

It's usual in the US for new build communities to have a Homeowner 協会 (HOA) which takes care of 維持/整備 on the 株d areas. 料金s are $500 a year for one 郊外住宅, $2,000 for the other (these 変化させる, によれば 傾向s) and a $180 per month 管理/経営 料金 (per 郊外住宅).

To own a holiday 賃貸しの 所有物/資産/財産 like Diane, you don't need a special ビザ or 許可s and she has an ESTA (Electronic System for Travel Authorisation).

Diane says having an accountant who specialises in cross-国境 税金 makes it very 平易な. There's a 二国間の/相互の 協定 between the UK and US that 妨げるs the 二塁打 課税 of income.

Owners have to 登録(する) with 税金 当局 and collect 宿泊するing ta xes, which are 追加するd to guest 法案s, and とじ込み/提出する 税金 returns.

文書ing this, によれば Diane is the most onerous 面 of 存在 a landlord.

'Although you must keep 広範囲にわたる 記録,記録的な/記録するs of the collection of tourist 税金s from guests, there's a lot I can 相殺する [against 税金] 含むing home 改良s, flights and car 雇う to visit the 郊外住宅s, so I don't 推定する/予想する to 支払う/賃金 much 税金,' she says.

There's no 明言する/公表する 所得税 in Florida but landlords are 支配する to 連邦の 所得税 and 支払う/賃金 an 年次の 所有物/資産/財産 税金 based on the value of a 所有物/資産/財産 ? around 0.89 per cent.

Month-long 賃貸しのs can be a lot いっそう少なく work for owners and in 沿岸の areas of Florida like the 湾 Coast, are more 流布している, says Pat Tan of Coldwell 銀行業者 Realty in Sarasota.

'Owners can earn 最高の,を越す dollar in January through March: some snowbirds rent for three months or more. A two-bedroom, two-bath condo is a 広大な/多数の/重要な fit for a retired couple, with homes in country club communities 存在 popular.'

Like Diane, Pat sees winter 訪問者s rent the same home year after year. 'Owners see a lot いっそう少なく wear and 涙/ほころび on these 賃貸しのs than 週刊誌 賃貸しのs in Orlando. Absentee owners 扱う these 直接/まっすぐに from the UK, negating the need to 支払う/賃金 a 地元の 管理/経営 company,' says Pat.

In ありふれた with Florida, in Spain 需要・要求する for month-long 賃貸しのs has been growing, but also the appetite for ゴルフ, since the pandemic.

Keen to tap into Europe's more popular ゴルフing 目的地 and the 範囲 for year-一連の会議、交渉/完成する 賃貸しの income, Paul Digweed and his wife Jennifer chose to buy a two-bedroom apartment on the 損なう Menor ゴルフ 訴える手段/行楽地 in Murcia, south-east Spain.

Murcia is one of the most affordable 沿岸の 地域s and with room to grow, it's in 需要・要求する: in the first 4半期/4分の1 of 2024, along with Barcelona, it was the only Spanish 地域 not to see a 落ちる in foreign 買い手s, によれば the Spanish land registry, and prices have 増加するd by four per cent in the year to now.

'We are buying it to 基金 our 未来 退職 in Spain,' says Paul, 52, a 事業/計画(する) 経営者/支配人 of a construction company in Reading.

'I'm a golfer and knew that we'd see strong 需要・要求する outside of the summer, when we will rent to families.' The 訴える手段/行楽地 also has sports 施設s and is eight minutes from the beach.

With lads' ゴルフing trips in mind, they chose a two-bedroom, two-bath apartment with a sofa bed in the lounge ? which cost ?169,000 in June and is renting out at ?500 to ?950 per week.

'I only need to rent it out for 40 per cent of the year to cover all my costs,' 追加するs Paul, referring to the ?120 per month community 料金s 加える 法案s and 年次の 会議 税金 of around ?400.

It's rented out through the UK 広い地所 機関 Your Dream Home, which helped them get the touristic licence 要求するd for holiday lets. There is no 料金 for this licence in Murcia but there could be どこかよそで in Spain.

示す Rawlings of Your Dream Home says some owners are getting more than 70 per cent occupancy 率s, from a mix of short-称する,呼ぶ/期間/用語 stays in the 頂点(に達する) months and longer winter 賃貸しのs. 'There's a lot of 需要・要求する now for one or two-month 賃貸しのs ? from Northern European retirees, remote 労働者s but also people house-追跡(する)ing for their own 投資,' he says.

They are encouraged by lower mortgage 率s: this week the European Central Bank dropped the 利益/興味 率 to 3.5 per cent.

Since Brexit, the 税金 on 賃貸しの income is 24 per cent and the 機関 告発(する),告訴(する)/料金s 15 per cent of the 賃貸しの 量, 加える laundry and きれいにする costs.

For many 10年間s, フラン was the favourite place for Britons to tap into the country's lucrative 観光旅行,事業 market to 上げる their 退職 マリファナ, often a gite or two in the Dordogne.

Although the number of second homes owned by Britons has fallen from around 90,000 in 2008 to around 60,000, many owners look to rent them out to cover インフレーション-上げるd 維持費s.

Yet more change is 進行中で. Although 延期するd by the 解散 of the French 議会 in June, フラン is introducing more 規則 for owners of

furnished holiday lets. It is likely more paperwork for owners will lead to them using a 借り切る/憲章d accountant, says Charles Cramailh of Leggett 所有物/資産/財産 管理/経営.

'These changes might also 含む your 資本/首都 伸び(る)s 税金 重荷(を負わせる) when you sell,' he 追加するs.

Yet the r?gime r?el 税金 system, for owners with greater than ?15,000 per year turnover, means that you can deduct a raft of expenses from 革新 costs and upkeep 法案s to trips to the 所有物/資産/財産 to 補助装置 guests.

This might 含む ワイン-tasting 小旅行するs and trips to the 地元の chateau, によれば Tony Crawley, who with his wife Natasha is loving life as a gite owner in the Dordogne's Castelnaud-la-Chapelle.

'We've just finished our first summer and after 存在 fully 調書をとる/予約するd and getting glowing reviews I can say it's the best thing we ever did,' says Tony, 58, a former company director who 追加するs that whilst it's not a year-一連の会議、交渉/完成する 目的地, there is a market throughout the year with walkers and cyclists.

The couple from Essex chose a 所有物/資産/財産 in the Dordogne's 'golden triangle' of tourist hot 位置/汚点/見つけ出すs so that they could bank on the lucrative summer season with a large and photogenic swimming pool area and modern 慰安s within a 伝統的な 石/投石する 所有物/資産/財産.

After 変えるing a standalone two-bedroom gite first (renting from ?1,500 a week) they are renovating the main house to also 申し込む/申し出 a three-bedroom and a five-bedroom gite, hopefully making ?6,000 to ?8,000 a week when they are fully 設立するd and can sleep 14 guests (latrilogiedor.com).

'I took a calculated 危険 and sold a UK 商業の 所有物/資産/財産 in a SIPP (self-投資するd personal 年金) and decided that I'd get better income from this than a 年金,' 追加するs Tony.

He says that the area was 重要な to their 決定/判定勝ち(する), 存在 いっそう少なく seasonal than some other parts of 田舎の フラン, with lots to do within just 20 minutes. 'You get so much more for your money than in buy-to-let in the UK,' he says.

Their large 所有物/資産/財産 cost いっそう少なく than ?600,000 and they 投資するd in high-spec 革新 and have worked hard に向かって 収入 a four or five-星/主役にする 分類 (they will be 検査/視察するd soon) that will give them a 税金 deduction on their income.

This could 潜在的に mean a 減少(する) from 22 per cent to as little as 6.5 per cent, reckons Natasha, who says the French 政府 is incentivising owners to 昇格 their 賃貸しの 所有物/資産/財産s. 一方/合間, to save costs Tony does gardening and pool きれいにする.

Tony says it's 重要な to take 専門家 advice ahead of buying. 'Be aware how holiday 賃貸しのs are changing and how people want higher 質 service and shorter breaks, with more 柔軟性 than 調書をとる/予約するing Saturday to Saturday,' he says.
